
Jimena, one of the original Roman Frontier settlements, is a small
town with a big heart, situated at the foot of the Ronda Sierras, only 40
minutes from Gibraltar and surrounded by stunning countryside.
Mixing old with new without losing any of its charms. The lively
environment supports bars, restaurants, a swimming pool, gym, banks, shops and
supermarkets and a well-equipped health centre.
For the more cultural minded there are the Roman and Moorish castle
ruins and surrounding countryside to explore,(a haven for birdwatchers) riding
stables for mountain treks and livery, painting and pottery classes: flamenco
evenings and music festivals. Jimena also has its own resident masseuse and
acupuncturist.
The coast for swimming, boat hire, fishing, dolphin watching and
water skiing is only 45 minutes away and the resort of Tarifa, famous for its
long sandy beach, windsurfing and Roman ruins, just an hours drive. Only half
an hour away are the larger shopping centres, including Leroy Merlin (D: I: Y) Liddl, Carrefours the hypermarkets
and the cinema with English films!
The local residents sincerely welcome newcomers into the community;
indeed many non-Spanish of all ages and all walks of life already live and work
in Jimena along side their Spanish neighbours.
For those with children young enough to adapt there are the local
education centres, and for older students needing continuity, the private
International School of Sotogrande is only 30 minutes away.

So as you can see Jimena is a great place
to be!!


About the properties:
Nearly all the houses for sale in Jimena are terraced and are of
various shapes sizes and condition. Some have views from terraces, others have
typical patios. All have their individual charm. Most of them need some kind of renovation to suit the
requirements of individual purchaser.

However, we feel it is only fair to point out that whereas the
prices of town
houses have been very low; they have increased considerably in the last year.
Converted houses, i.e. those that have undergone structural reforms with new
installation of plumbing and electricity (all eec standard) and imaginative
decoration, prices start at 145.000 euros. For a property that is good
condition but has not been renovated, 100.000 – 200.000 euros, depending on
size; and total ‘ruins’, where basically only the plot and the four walls are
being
bought; 60 –
150.000 Euros, again depending on size. Then of course there is the cost of the
conversion – depending on how much or
how little work is to be done.
Also, as well as the purchase price, a NEW DEEDS TRANSFER TAX has
to be paid, which is applicable to ALL properties and is 7% of the DECLARED price (usually 2/3rd of full
price, and legally acceptable) plus notary fees of approx 750.00 euros.
Many of the
houses in town have never had an Escritura, which is
The equivalent of
house deeds. It is now very simple to obtain a first
`Escritura´ in
the new owners name with paperwork specified by the notary. This we do on the
purchasers behalf. Or if preferred, there are English speaking lawyers
available used to dealing with property in Jimena.
We will also help
you settle in new home with our excellent after sales service, ensuring that your move is stress free.

Once the house has been purchased a
reliable building contractor(s) will submit a quote(s) for the renovation work
required, and if accepted, a date is agreed for commencement. The builders here
are very skilled, as for generations they have been working on these
distinctive properties. But the local residents, having seen how wonderful our converted houses turn out,
are now also reforming their own homes and the builders are kept busy, and
regretfully it can be up to six months before work can be carried out on a
property.

Miles of Andalucia, or an independent overseer of the buyer’s
choice, will supervise the building work on the owner’s behalf if so
contracted. We have a sound reputation for our imaginative ‘reformas’ and we
are only too happy to have the collaboration of our clients when it comes to
layout, kitchen design, tiles etc.

Most of the
houses are at least 100 years old and are (or could be) a delightful mixture of old beamed
ceilings, sunny patios, and up to date
mains services – with the kind of individuality that cannot be found on the
coast.

Over the years ´´white village´´ properties have become more in demand both for their unique andaluz character and value for money.

They offer individuality and serenity in a true Spanish setting .
Prices are increasing due to scarcity, so now is a wise time to buy whether
